As a tenant what are my responsibilities?

  • Securing all utilities for the home, unless otherwise provided
  • Lawn care, to include shrub/bush trimming, weeding flower beds, mulching, etc, and snow removal, unless otherwise provided
  • Regularly changing furnace/air conditioning filters regularly
  • Minor repairs to your home, including, but not limited to, light bulb replacement, clogged drains, etc.)
  • Unit pest control, unless otherwise provided in multi-family units
  • Complying with all Homeowner Association/municipality rules
  • Following the terms of your lease documents and addendums.


When is rent due?

Rent is due on the 1st of the month. Late charges of 5% of the balance due will be assessed after 5:00 pm on the 5th of the month if the total balance has not been paid in full. All charges must be paid by 5:00 pm on the 5th. If you owe maintenance or utility charges that will be considered due and owing as rent.


How can I pay rent after I move in?

Rent can be paid by check or money order mailed or brought into our office. Or online bank draft, and credit card. We also offer direct draft of your checking account – Download ACH Form.


What is the auto-draft option, and how do I sign up?

Download a copy of our ACH Authorization Form, fill it out, and turn into our office along with a voided check prior to the 25th of the month before you want us to begin drafting your account. We draft accounts on the 5th day of each month. As long as there are funds in your account to cover the draft you will never be charged late fees.


How do I pay with a credit card?

Login to your online account on our website or Facebook page. Our credit card service provider charges a convenience fee for this service. The fee will be detailed prior to submitting payment.


What happens if I do not pay my rent?

Rent is due on the 1st of the month and late charges of 5% of the balance due will be assessed at after 5:00 pm on the 5th. You will be contacted by email, letter and/or phone regarding your delinquent rent. If payment is not received we will file “Failure to Pay” at district court. This is the first step in the eviction process and should not be taken lightly. We will follow the court process to collect all amounts due or terminate tenancy and remove you from the property. Once all court charges, eviction fees, damages and past due balances have been totaled you will have a minimum of 60 days to pay the full amount due. If the full amount due has not been received we will begin collection proceedings.


Can I just move out when my lease expires?

No. Even if the initial term of your lease has reached the expiration date your lease converts to month to month lease and all terms are still in effect. Notice to vacate can be given by either party but must be given with 30 days advance notice (prior to the end of the month). Download a Notice to Vacate form.


Can I move out before the end of my lease term?

You are responsible for rent, utilities, and all turnover costs if you move prior to the end of your term. You must pay rent until the end of your lease term or until a new qualified tenant is found (whichever comes first). You must pay for all damages rental turn costs, lead inspection fees and the leasing fee to locate a new tenant. Please contact us if you need to move before the end of your term.
